Selling a house fast for cash: the pros and cons
Cash buyers close fast, buy as-is and skip showings, but usually pay well below market value; listing with an agent is slower but usually brings more. Get several offers and compare them with an agent’s as-is estimate. Read contracts for long escape periods, the right to assign your contract, fees, and ask for proof of funds. Close with a title company or attorney, never signing a deed outside closing. Facing foreclosure? Talk to a free HUD-approved counselor first.

When cash can make sense
A cash sale can help when you need speed, can’t afford repairs, inherited a house you can’t manage, or want to avoid showings.
The trade-off
- Cash buyers: fast closings, as-is, fewer deals falling through. Usually a price well below market value.
- Listing with an agent: more time and work, commissions and repairs, but usually more money. Listing “as is” is a middle path.
Compare offers
Get several cash offers and an agent’s estimate of what the home would sell for as-is. The difference shows the real cost of speed.
Contract traps
- Long “inspection” or approval periods that let the buyer back out or cut the price at the last minute.
- Assignment clauses: some buyers (wholesalers) plan to sell your contract to another buyer for a profit.
- Fees or costs deducted from your price.
- No proof of funds.
Close safely
Use a neutral title company or real estate attorney. Never sign over your deed outside a proper closing or before you’re paid.
Facing foreclosure?
Be extra careful with “rescue” offers that ask for upfront fees or your deed. Talk to a free HUD-approved housing counselor first.
